If you're a homeowner (Lot Owner) in the West Winds Subdivision and considering adding a storage building or shed to your property, it's essential to stay compliant with the West Winds HOA's Covenants, Conditions, and Restrictions (CC&Rs). Adhering to these guidelines will help you avoid costly mistakes and ensure that your project meets community standards.

Storage Shed Construction

Here’s what you need to know before you get started:

Obtain Architectural Control Committee (ACC) Approval

Before making any improvements, such as installing a detached storage building or shed, you must receive written approval from the West Winds HOA’s Architectural Control Committee (ACC) or Board of Directors, as well as from the City of Bozeman (Section 13.17). This ensures your project aligns with both HOA rules and city regulations.

Design and Material Requirements:

Your new storage building must be compatible with your home’s design. This includes using matching materials, exterior paint, and roofing. The goal is to maintain the overall aesthetic and harmony of the neighborhood (Section 13.17).

Setbacks and Location:

All structures must comply with legal building and setback requirements. These are outlined in the Bozeman Unified Development Ordinance and must be strictly followed to avoid violations (Section 12.3).

Height Restrictions:

The height of your storage building must also conform to local codes, as specified by the Bozeman Unified Development Ordinance (Section 12.4). Be sure to check these limits during your planning phase.

Submit Your Plans for Review:

You’ll need to submit an online ACC Review Application that includes detailed plans and specifications for the proposed structure. Your submission should cover all aspects, including the building’s location, dimensions, materials, colors, and elevation plans (Section 12.5).

Additional Permits and Approvals:

In addition to ACC approval, make sure to obtain any required permits or licenses from local governmental entities. Construction should only begin after all approvals have been granted, and the project must be completed within the timeframe set by the ACC (Section 13.17).

By following these steps and ensuring all guidelines are met, you can enjoy your new storage building or shed while staying compliant with the HOA’s standards. Ready to begin? Complete the online ACC Review Application and remember to allow up to 30 days for review once the application is submitted. Planning ahead will help your project move smoothly through the approval process.

Stay within the guidelines and build with confidence!
